What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the common area charges and their bedroom rent. If a roommate ends up leaving early, you’re not responsible for their payment. This means extra peace of mind for you and more focus on school for your student.

What is included in the rent?

Your student’s rent includes premium cable, wired and Wi-Fi Internet, bedroom and common area furniture, trash, access to HillTop’s amenities, and much more!

Do you have a roommate matching service?

Yes! If you don’t have anyone in mind that you or your student would like to live with, let us match them up with someone! There is a Roommate Matching Form that the resident will fill out to let us know more about what they are looking for in a roommate. Then, we hand-pick a roommate before move-in by figuring out the best match based on that information and your desired floorplan preferences.

When is my rent due and how do I pay rent?

Rent is due by the 1st of each month. Paying rent is as easy as a few clicks through our app or online resident portal. While rent is due on the 1st, your student has until the end of day on the 3rd to make their monthly payment without late fees. 

Do you allow pets?

Yes! We allow up to two pets per apartment home that pass our pet interview. HillTop will not accept any animals that exhibit any type of aggressive behavior. A pet interview will be conducted prior to move in. Only domesticated, common household pets will be allowed. A non-refundable $400 pet fee and $20 per month pet rent, are due for each animal, per apartment.

Is there insurance coverage?

HillTop does not provide insurance coverage, however we have partnered with ePremium to offer cost-efficient renter’s insurance that meets our $100,000 personal liability requirement.

What do I need to bring to my new apartment?

We recommend that you bring toiletries, bedding for a full-XL, twin XL, or twin regular size bed, clothing, dishes/cookware, a TV for the living room, and decorations to help make your new room feel just like home! The size of bedding you need will depend on the floorplan that you lease. Please reach out to our HillTop team with any questions you may have.

What if I need to break my lease?

The HillTop lease is binding and cannot be broken. If you cannot live at HillTop after signing your lease, you will need to re-let, or find a replacement for your space. Please call the leasing office for information on re-letting.

What if I need maintenance in my apartment?

If you need maintenance, simply go to your resident portal on our website or app and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

What furniture is provided?

All apartments come fully furnished. Living areas are furnished with a couch, coffee table, end table, and entertainment stand. Kitchens are furnished with either barstools at a permanent island or chairs at a kitchen table. Bedrooms include a either a full-XL, twin-XL, or a twin regular size bed, stackable dressers under the bed, desk, and rolling computer chair. All shared bedrooms will have either shelving in the bedroom or folding wall desks.

How do I receive mail and packages?

The office will automatically accept packages larger than your mailbox and be available for pickup at your convenience. HillTop offers a self-serve, automated package pickup room that you can utilize 24/7.

How close are you to campus?

HillTop is just 0.4 miles (or 8 blocks) from the University of Texas Campus. Students can walk up 24th street and be on campus within minutes. 

What type of parking is available?

There are various parking options in our enclosed parking garage. We also offer bike parking! Please contact HillTop office for details.

What kinds of events are there at HillTop?

HillTop is designed to inspire and motivate students. Events will include informative events like resume building classes, festive events like Taco Tuesdays, and lifestyle events like fitness classes.
